We always recommend getting advice from an estate agent when trying to determine the market value of your home. Our valuations are free, we can carry out estimates online or over the phone, while the most accurate valuation requires a closer look at the property.

There are, however, several ways to determine the value of your home. From advice of an estate agent, using online estimate tools available on estate agent or property portal websites, or by appointing a professional valuation service or surveyor.

If you wish to establish your own estimate, you’d need to consider the following things:

1. Recent sold prices in your immediate area, including similar properties on your street or neighbouring streets.

2. Consider condition of the property, condition can be subjective, however things like a renovated kitchen, bathroom or total refurb can have an impact on the estimate.

3. Property type, characteristics, and unique features. You also need to account for things like extensions and plot size.

4. Demand, the market is often dictated by the amount of demand in property, this can be both specific to your local area or market but can also be impacted by global events like mortgage rate changes along with the political and economic climate at the time.

As an estate agent we carry out “market appraisals” for the sole purpose of establishing a fair market value to introduce your property “for sale”. We offer a few types of valuation appointment:

In-person Valuation: An in-person valuation is typically the most accurate way to establish the market value of your home. This approach allows one of our Property Advisers to better understand your home, its condition, size, location, and any unique features. Our Property Advisers, who work and live in the area they operate, can then access the market value taking into consideration the conditions of the local market.

Online & Virtual Valuations: We offer virtual valuations, this normally involves one of our Property Advisers discussing your property with you over the phone, we may also ask for a few photos to better understand your property. Then using additional tools, we have combined with their understanding of the local market, they can establish an accurate market value for your home. 

We don’t currently offer an online estimate tool as they are typically inaccurate, we are developing our own online valuation tool that combines the best of an online estimate tool and a virtual valuation.
